Pompano Beach: The Hidden Gem for Downsizers in Palm Beach County

When most people think of downsizing in South Florida, the names that come to mind are Boca Raton, Delray Beach, and Palm Beach. And those are wonderful cities — I help clients relocate to all of them. But there's a quieter, more affordable option just north of Boca that deserves far more attention than it gets: Pompano Beach. It's the kind of place that surprises people — in the best possible way.

I've watched Pompano Beach evolve over my 25+ years in South Florida real estate, and today it stands out as one of the most compelling destinations for empty nesters and downsizers who want a genuine coastal lifestyle without the premium price tag of its southern neighbors. Whether you're relocating from out of state or right-sizing within the region, Pompano Beach offers something rare: value, character, and community — all in one package.

Why Does Pompano Beach Appeal to Empty Nesters?

Pompano Beach sits at the northern edge of Broward County, just south of Boca Raton and Deerfield Beach, with easy access to both Palm Beach International Airport and Fort Lauderdale-Hollywood International. That central location is one of its most practical advantages — you're equidistant from Miami's cultural scene to the south and the Palm Beaches to the north, yet you don't have to deal with the congestion of either.

But the real appeal is the lifestyle balance. Pompano Beach has undergone a remarkable revitalization over the past decade. The newly refreshed downtown area, the restored beach and fishing pier, and a wave of new dining and entertainment options have given the city an energy that feels both fresh and laid-back. It's not trying to be Boca Raton. It's not trying to be Delray Beach. It's its own place — and that's exactly what makes it special.

For empty nesters, the equation is compelling: no state income tax in Florida, a cost of living that runs roughly 10–11% above the national average (compared to 14% or more in Boca Raton), genuine beach access, and a growing selection of 55+ communities that offer real value. Add in the healthcare infrastructure and the warmth of a community that still feels like a neighborhood, and you begin to understand why so many downsizers are quietly choosing Pompano Beach.

What Are the Best 55+ Communities in Pompano Beach?

While Pompano Beach doesn't have the ultra-luxury gated enclaves you'll find in Boca Raton, it offers something arguably more important for many downsizers: accessible, well-maintained communities with a genuine sense of belonging. Here are the ones I recommend exploring.

Leisureville

Leisureville is the crown jewel of 55+ living in Pompano Beach — a sprawling active-adult community of approximately 928 residences with two clubhouses, multiple swimming pools, and a packed social calendar. Residents enjoy free community transit, a courtesy bus, and complimentary golf on the community course. The homes are low-maintenance, the neighbors are active and engaged, and the overall atmosphere is exactly what many downsizers are looking for: easy, social, and worry-free. Prices for condos and villas typically range from the mid-$100,000s to the low $300,000s, making it one of the best values in the region.

The Villages of Palm Aire

The Villages of Palm Aire is a condominium community of approximately 1,500 homes set around a golf course with a resort-style clubhouse, swimming pools, and communal spaces. It has the feel of a private retreat — lush landscaping, quiet streets, and a social atmosphere that encourages connection without pressure. For downsizers who want a turnkey lifestyle with golf, fitness, and social activities at their fingertips, Palm Aire is a strong option. Condos here typically range from the low $100,000s to the mid-$200,000s.

Coral Bay

Coral Bay is a gated 55+ community in nearby Coconut Creek (just minutes from Pompano Beach) that offers a more modern living experience. With updated condo and villa options, a fitness center, swimming pool, and social programming, it appeals to downsizers who want newer construction and a quieter atmosphere. Prices generally fall between $200,000 and $350,000.

Century Village — Pompano Beach

Part of the well-known Century Village brand, this community offers the same formula that's made it a household name across South Florida: affordable condo living, extensive amenities, and a social calendar packed with activities. With multiple clubhouses, pools, fitness centers, and interest groups, it's a place where you can stay as active or as relaxed as you choose. Units often start well under $150,000, making it one of the most affordable entry points for downsizers in the area.

What Does It Cost to Live in Pompano Beach?

This is where Pompano Beach truly distinguishes itself. The overall cost of living index hovers around 110–111, which is roughly 10–11% above the national average. That may sound high until you compare it to Boca Raton (approximately 14–17% above average) or Delray Beach (approximately 14% above). The difference is primarily in housing costs — and for downsizers, that gap translates into real savings.

A comfortable condo in a 55+ community like Leisureville or Century Village can be found for under $200,000, while a villa or updated unit in Palm Aire or Coral Bay might range from $200,000 to $350,000. HOA fees in these communities typically fall between $300 and $600 per month, depending on the community and unit size. Compare that to the $400–$700 range common in Boca Raton's gated communities, and the value proposition becomes clear.

Of course, the Florida tax advantages apply here too: no state income tax, no Social Security tax, and property tax exemptions for qualified seniors. For downsizers relocating from high-tax states like New York, New Jersey, or Connecticut, those savings alone can offset a significant portion of housing costs. Homeowners insurance and property taxes are considerations — they run above national averages — but when you factor in the lower purchase prices and HOA fees, Pompano Beach offers one of the most financially sensible paths to coastal Florida living.

What Are the Lifestyle Highlights in Pompano Beach?

Pompano Beach is often called "the heart of the Gold Coast," and once you spend time here, you'll understand why. The lifestyle is what draws people in — and keeps them here.

Is the Beach and Pier Worth Visiting?

Pompano Beach's recently restored beach is one of the most beautiful stretches of sand in all of South Florida — wide, clean, and far less crowded than the beaches in Boca Raton or Fort Lauderdale. The iconic Pompano Beach Fishing Pier, one of the longest fishing piers in Florida, stretches 1,000 feet into the Atlantic and offers world-class fishing as well as stunning sunrise views. Whether you're an avid angler or simply enjoy a morning walk over the water, it's a landmark that defines the city.

What's the Downtown Like in Pompano Beach?

Downtown Pompano Beach has undergone a genuine renaissance. The newly developed Pompano Beach City Centre, the arts district, and a growing collection of locally owned restaurants and shops have transformed the area from a quiet commercial corridor into a vibrant social hub. The Pompano Beach Amphitheatre hosts live concerts and community events throughout the year, and the nearby Old Town district adds a charming, walkable character that many downsizers tell me they love.

Is There Nightlife and Entertainment in Pompano Beach?

For those who enjoy nightlife and entertainment, the Isle Casino (now Harrah's Pompano Beach) offers gaming, dining, and live harness racing at the Pompano Beach Harness Track. It's one of the few remaining harness racing venues in the country and adds a unique entertainment dimension that you won't find in most South Florida communities.

What's the Shopping and Dining Scene Like?

Coral Ridge Mall, one of the largest shopping centers in the area, is just minutes away and offers major retailers, a movie theater, and a wide range of dining options. Beyond the mall, the dining scene in Pompano Beach has expanded dramatically — from waterfront seafood spots like Two Georges at the Cove to casual favorites along Atlantic Boulevard. You'll find everything from fresh-catch seafood to authentic Latin cuisine, all without the crowds and valet lines you'd encounter farther south.

How Good Is Healthcare in Pompano Beach?

Access to quality healthcare is a top priority for any downsizer, and Pompano Beach delivers on this front. Broward Health North, a 409-bed hospital located right in Pompano Beach, is part of the respected Broward Health system and offers comprehensive services including emergency care, cardiology, orthopedics, and cancer treatment. It's recognized by Castle Connolly as a top hospital in the region.

Holy Cross Hospital, a major teaching hospital in nearby Fort Lauderdale, is also easily accessible and offers specialized medical services and an urgent care center right in Pompano Beach. Additionally, HCA Florida Northwest Hospital in Margate (just minutes away) and Boca Raton Regional Hospital to the north round out the healthcare picture. Between these facilities and the dozens of physician practices, outpatient clinics, and urgent care centers in the area, residents have access to virtually every medical specialty without traveling far from home.

Why Is Pompano Beach Special for Downsizers?

After helping so many families navigate the transition to a new chapter, I've learned that the best communities aren't just about price points or amenities lists — they're about how a place makes you feel when you're there. And Pompano Beach has a warmth to it that's hard to manufacture.

It's a city that's proud of its revitalization but hasn't lost its authenticity. The fishing pier still draws early-morning regulars. The beach still feels like a local secret. The downtown restaurants know your name after two visits. And the 55+ communities here offer something that's increasingly rare in South Florida: genuine value without feeling like you're settling.

For empty nesters who want to simplify their lives, stay active, enjoy a coastal lifestyle, and do it all without stretching their budget — Pompano Beach might just be the best-kept secret on the Gold Coast. It's the kind of place where you don't just downsize. You breathe a little easier.

If you're considering Delray Beach or Boca Raton, I'd encourage you to add Pompano Beach to your list. Sometimes the best moves are the ones you didn't expect to make. And if you're ready to explore what's possible, I'd love to help you navigate the process — especially if this is your first time.
