With condominiums typically ranging from around $185,000 to $340,000, Kings Point offers one of the most accessible entry points for downsizers who want a full-service, amenity-rich lifestyle without a luxury price tag. The HOA covers cable, water, exterior maintenance, and access to all community amenities — making budgeting straightforward. For many empty nesters, Kings Point is the community that proves downsizing doesn't mean downsizing your social life.

Valencia Sound

Valencia Sound is a guard-gated, resort-style 55+ community in western Delray Beach featuring single-family homes with open floor plans designed for modern living. The clubhouse is the centerpiece — think resort-style pool, state-of-the-art fitness center, tennis and pickleball courts, social clubs, and a packed activities calendar. Homes generally range from $800,000 to over $1.2 million, with HOA fees around $700 to $900 per month covering landscaping, exterior maintenance, and all amenities. Villaggio Reserve
