Top 55+ Communities in Palm Beach County: A Downsizing Specialist's Guide

Palm Beach County is one of the most desirable places in Florida to downsize — and for good reason. With year-round sunshine, a vibrant cultural scene, world-class healthcare, and an extraordinary selection of 55+ communities, this region offers empty nesters and retirees a lifestyle that's as active or as relaxed as they want it to be. Florida is home to more than 375 age-restricted communities — the largest concentration in the nation — and Palm Beach County's median home price of $622,500 makes it a strong market for equity-rich downsizers looking to right-size. After helping dozens of families find their next home here, I've seen firsthand which communities truly deliver on the promise of simpler, more joyful living.

Whether you're looking for a gated resort-style community with golf and tennis, a low-maintenance condo with a built-in social network, or a modern single-family home with new construction finishes, Palm Beach County has something for you. Here are my top picks — the communities I recommend most often to clients who are ready to enjoy more freedom and less house.

Century Village — Boca Raton

Century Village in Boca Raton is one of the most well-known 55+ communities in South Florida, and it's easy to see why. This gated condominium community offers a resort-style lifestyle at a price point that makes it accessible to a wide range of budgets, with units typically ranging from around $30,000 to $200,000.

With approximately 7,500 units, Century Village has the scale to support an incredibly robust social calendar. There are multiple clubhouses, swimming pools, a performance theater, fitness centers, and more than enough clubs and interest groups to fill your week without ever feeling bored. For downsizers who want a true turnkey lifestyle — where the HOA handles maintenance, landscaping, and common areas — this is one of the best values in Palm Beach County.

What makes it ideal for downsizers: Affordable entry point, maintenance-free condo living, massive social calendar, and a true sense of community with thousands of like-minded neighbors.

Century Village — West Palm Beach

The West Palm Beach location takes the Century Village concept and elevates it with even more amenities. The centerpiece is a stunning 92,000-square-foot clubhouse featuring a state-of-the-art fitness center, indoor resistance pool, aerobics and dance studio, a grand ballroom, and a 1,221-seat performance theater that hosts live shows and movies throughout the season.

Outside, you'll find up to 18 outdoor pools, tennis courts, shuffleboard courts, and even sailboat lessons on the community lake. Units here generally start around $86,000, with HOA fees that cover the full amenity package. It's resort living at a fraction of what you'd pay elsewhere.

What makes it ideal for downsizers: Exceptional amenities for the price, an active and engaged community, and a location that puts you close to downtown West Palm Beach's restaurants, arts venues, and waterfront.

Kings Point — Delray Beach

Kings Point is one of the largest 55+ communities in all of Florida, with approximately 7,200 condominium residences spread across a beautifully landscaped, gated campus in Delray Beach. Built between 1973 and 1985, the community has maintained its appeal through ongoing updates and a location that puts you minutes from Atlantic Avenue's celebrated dining and nightlife.

The amenities here are extensive: three clubhouses, two 18-hole golf courses, multiple indoor and outdoor swimming pools, a performance theater, tennis courts, 28 shuffleboard courts, and over 50 resident-led clubs. Units range from one- to two-bedroom condos between 762 and 1,100 square feet, many with screened porches and views of the golf course or lakes. Prices typically fall between $100,000 and $300,000.

What makes it ideal for downsizers: Outstanding value, a built-in social network of 7,000+ residents, two golf courses, and a Delray Beach location that balances peaceful community living with easy access to a vibrant downtown.

Valencia Lakes — Boynton Beach

For empty nesters who want the space and privacy of a single-family home with the social benefits of a 55+ community, Valencia Lakes in Boynton Beach is a standout. Built by GL Homes between 1997 and 1999, this gated community of 696 homes offers resort-style amenities including multiple pools, a café, a theater, tennis and pickleball courts, and a full-service clubhouse.

The homes here are spacious and well-designed, with prices generally ranging from the mid-$400,000s to the high-$700,000s. HOA fees run approximately $550 to $700 per month, which covers exterior maintenance, landscaping, cable, and access to all community amenities. For context, typical monthly HOA fees across South Florida have risen nearly 59% since 2019, so understanding what's included is critical when comparing communities. The social scene is active and welcoming — there's always something happening, from card games to fitness classes to neighborhood gatherings.

What makes it ideal for downsizers: Single-family homes with modern layouts, resort-caliber amenities, and a vibrant social atmosphere — all without the maintenance burden of owning a traditional home.

Lake Worth Beach & Surrounding Areas

Lake Worth Beach offers a different flavor of 55+ living — one that's less about gated resort communities and more about the charm of a walkable, artsy coastal town. While there are fewer large-scale 55+ developments here compared to Boca Raton or Delray Beach, the area is home to a variety of condominium communities and smaller active-adult neighborhoods that appeal to downsizers seeking affordability and character.

Condos in the Lake Worth Beach area can be found starting well under $200,000, making it one of the more budget-friendly entry points into Palm Beach County living. The town itself has undergone a renaissance in recent years, with a growing arts district, local restaurants, and a walkable downtown that has real small-town energy. For empty nesters who value authenticity over polish, Lake Worth Beach deserves a closer look.

What makes it ideal for downsizers: Affordable pricing, walkable downtown, a creative and eclectic community vibe, and proximity to the beach without the premium price tag of neighboring cities.

How do you choose the right 55+ community for your lifestyle?

The "best" 55+ community is the one that fits your life — not someone else's. As you evaluate your options, I encourage you to think about a few key questions:

  • Lifestyle pace: Do you want a packed social calendar with activities every day, or a quieter setting where you set your own rhythm?
  • Housing type: Are you comfortable in a condo, or do you prefer the privacy of a single-family home or villa?
  • Budget: Beyond the purchase price, factor in HOA fees, special assessments, insurance costs, and property taxes.
  • Location: How important is proximity to the beach, downtown dining, airports, or family?
  • Future needs: Will this community still serve you in 10 or 20 years? Consider healthcare access, walkability, and whether you'll outgrow or outlove the space.

No online listing can answer these questions for you. That's why I always encourage my clients to visit communities in person, attend an event or activity, and spend time in the surrounding neighborhood before making a decision. The right fit reveals itself when you experience it firsthand.
