But the real draw is lifestyle. Boca Raton is a city that takes pride in its appearance, its culture, and its quality of life. The streets are clean, the landscaping is immaculate, and the Mediterranean-inspired architecture — a legacy of legendary planner Addison Mizner — gives the city a distinctive sense of place that you won't find anywhere else in South Florida.

Boca Raton is home to some of the most sought-after active-adult communities in Palm Beach County. Here are the ones I recommend most often to clients who are ready to enjoy more freedom and less house.

Boca West Country Club

One of the largest private club communities in the country, Boca West features four championship golf courses, a racquet club, a full-service spa, and multiple dining venues. It's gated, lushly landscaped, and deeply social. While not exclusively a 55+ community, many of its residents are empty nesters and retirees who appreciate the resort-caliber amenities. Prices range from condominiums starting around $200,000 to estate homes exceeding $2 million.

Boca Pointe

Boca Pointe is a large, gated community with a mix of housing types — from condos and villas to single-family homes — and a Jack Nicklaus-designed golf course. It appeals to downsizers who want a country-club lifestyle without the ultra-luxury price tag of Boca West. The social calendar is active, the amenities are extensive, and the community feels welcoming from the moment you drive in. Homes generally range from the low $300,000s to over $1 million.

Century Village — Boca Raton

Century Village is one of the most well-known 55+ communities in all of South Florida — and for good reason. With approximately 7,500 condominium units, this gated community offers a resort-style lifestyle at an incredibly accessible price point, with units typically starting under $150,000 and ranging up to around $300,000. The amenities are extensive: multiple clubhouses, 17 swimming pools, pickleball and tennis courts, fitness centers, art studios, and a packed social calendar with clubs for every interest. For downsizers who want turnkey, maintenance-free living with a built-in social network, Century Village remains one of the best values in Palm Beach County.

Whisper Walk

Whisper Walk is a gated community of approximately 1,446 attached homes and condos, divided into five subsections — each with its own clubhouse and pool. Built between 1982 and 1992, it offers a quieter, more intimate feel than some of the larger communities. Prices typically fall between $200,000 and $350,000, and the HOA covers water, cable, internet, and exterior maintenance. It's an excellent entry point for downsizers who want a low-maintenance lifestyle with a neighborhood feel.

Boca Lago

Seven of Boca Lago's eight neighborhoods are age-restricted 55+, making it one of the most consistently active-adult-oriented communities in the city. Residents share access to a country club with a golf course, tennis courts, fitness center, and multiple dining venues. The homes range from modest condos to spacious single-family residences, giving downsizers a range of options within a single, well-established community.

These tax advantages can save retirees thousands of dollars each year compared to states like New York, New Jersey, or Connecticut. Homeowners insurance and property taxes are higher than national averages, so it's important to factor those costs into your planning.
